RESPONSIBILITY:
1. Digital Survey: NBDCL at his own responsibility will select and engage a professional Digital Survey group to carry out the Digital Survey Works at the schedule property, at a reasonable cost/price with prior approval of the FIRST PARTY.
2. Architectural Design: NBDCL at his own responsibility will select and engage a professional Architectural Designer to carry out the architectural design Works for the proposed building, at a reasonable cost/price with prior approval of the FIRST PARTY.
3. Soil Test: NBDCL at his own responsibility will select and engage a professional soil testing group to carry out the soil testing Works at the schedule property, at a reasonable cost/price with prior approval of the FIRST PARTY.
4. Structural Design: NBDCL at his own responsibility will select and engage a professional Structural Designer to carry out the structural design Works for the proposed building, at a reasonable cost/price with prior approval of the FIRST PARTY.
5. Plan Approval: NBDCL at his own responsibility will submit architectural plan to the concern authority and peruse therefore to get approved plan from concern authority, at a reasonable cost/price with prior approval of the FIRST PARTY.
6. Labor Contractors Selection: NBDCL at his own responsibility will select and engage a professional Civil, Electrical, Sanitary & Plumbing, Tiles and Painting etc contractors to carry out the concern Works of the proposed building, at a reasonable cost/price with prior approval of the FIRST PARTY.
7. Pilling (if required): NBDCL at his own responsibility will select and engage a professional pile contractor to carry out the pile Works of the proposed building, at a reasonable cost/price with prior approval of the FIRST PARTY.
8. Damp Proof ness: NBDCL at his own responsibility will select and engage a specialist Damp Proof ness Contractor to carry out the Damp Proof Works of the proposed building, at a reasonable cost/price with prior approval of the FIRST PARTY.
9. Heat proof ness: NBDCL at his own responsibility will select and engage a specialist Heat Proof ness Contractor to carry out the Heat Proof ness Works of the proposed building (especially top floor), at a reasonable cost/price with prior approval of the FIRST PARTY.
10. Materials Procurements: NBDCL at his own responsibility will procure good quality construction materials (as per designer’s requirements/specification) mostly from source/manufacturer for proposed building, at a reasonable cost/price with prior approval of the FIRST PARTY.
11. Site Engineers: NBDCL at his own responsibility will select and engage a Site Engineer to carry out the routine works i/c materials receiving & stock register maintaining at the project site as per Project Engineers/Sr. Engineers instructions, at a reasonable cost/price with prior approval of the FIRST PARTY.
12. Site Security: NBDCL at his own responsibility will select and engage Security Guard/Guards at Project site to ensure the site security, at a reasonable cost/price with prior approval of the FIRST PARTY.
13. Utility: NBDCL at his own responsibility will arrange connections and running of Electricity, Water, sewerage. Gas (if available) from concern authority, at a reasonable cost/price with prior approval of the FIRST PARTY.
14. Quality Control Testing: NBDCL at his own responsibility will arrange quality control testing of materials (if necessary) like Steel, Concrete etc. from BUET/ Equivalent authority to ensure quality of the materials, at a reasonable cost/price with prior approval of the FIRST PARTY.
15. Engineers/Architects / Support Staffs Supervision: NBDCL at his own responsibility and own cost will engage a professional group of Engineers/Architects/ Support Staffs to supervise the construction Works of the proposed building.
16. Details Costing/ Estimate/ BoQ: NBDCL at his own responsibility and own cost will engage professional Engineers to prepare item wise details estimate (BoQ) as per drawings of the proposed building.
17. Physical Works Program: NBDCL at his own responsibility and own cost will engage professional Engineers to prepare monthly Physical Works Program (Graphical Presentation) for timely completion of the works.
18. Financial Forecast: NBDCL at his own responsibility and own cost will engage professional Accountant to prepare monthly financial forecast program for the client to get prior idea and to arrange the required funds on time.
19. Damp Proof Specialist: NBDCL at his own responsibility and at own cost will engage Specialist Engineers to ensure Damp proof ness of the building.
20. Heat Proof Specialist: NBDCL at his own responsibility and at own cost will engage Specialist Engineers to ensure heat proof ness of the building (specially top floor).
21. Completion Period: NBDCL at his own responsibility will complete all the works and handed over the building within …………. months from the date of received of vacant land and approved plan from concern authority. This period will also depends on timely financial support/cash flow provided by the Land Owner/First Party.
22. Accounts: NBDCL at his own responsibility will maintain monthly accounts until handing over the building and will also prepare monthly accounts report to submit to Land Owner/First Party for his approval.
23. Guaranty/Warranty: NBDCL at his own responsibility should ensure 100 yrs life of building frame i/e foundation. NBDCL should hold all the responsibility for any structural failure of the building within design period.
